Hardscape
Paving, paths & decks
Paving, paths and decking specified for 45°C sun, not just how they look in a render.
Hardscape is paving, paths, decking and low walls — material choice matters more in Dubai than almost anywhere else, since a surface that looks right in a photo can be too hot to walk on barefoot by May.
From AED 110 per m² (path)
Paving and deck areas run AED 150–400/m²; paths AED 110–250/m². Material and base preparation drive the difference — see the cost guide.

Why it matters
What's included
Base built to last
Proper sub-base and falls prevent the cracking and pooling that under-built paving shows within a year or two.
Material matched to sun exposure
Lighter porcelain or textured stone stays cooler underfoot than dark, smooth pavers in direct summer sun.
Drainage designed in
Falls and drainage planned before paving goes down, not patched in after the first heavy rain pools on it.
NOC paperwork handled
Site plans and paperwork many developers expect for hard landscaping, prepared as part of the job.
Deep dive
Paving, paths & decks
Hardscape is anything built rather than grown — paving, paths, decking and low retaining walls. It gets far less attention than planting in most garden conversations, but it's usually the single biggest line item in a build, and material choice matters more in Dubai's climate than almost anywhere: a paving colour and finish that looks perfect on a moodboard can be genuinely too hot to cross barefoot by May.
Materials in 45°C sun
Dark, smooth, non-porous surfaces — dark grey or charcoal porcelain, polished dark stone, standard dark concrete pavers — absorb and hold far more heat in direct sun than lighter, textured alternatives. Light-coloured, textured porcelain or natural stone reflects more heat and stays noticeably cooler underfoot through the hottest part of the day, which matters around a pool deck or anywhere bare feet actually cross it. Timber decking sits between the two: it doesn't retain heat the way stone does, but UAE sun and heat cycling are hard on untreated or poorly maintained timber, so species and finish choice — and a maintenance routine — matter more here than in a milder climate.
Getting the base right
Paving that looks fine on day one and cracks, sinks or pools water within a year almost always has an under-built base, not a material problem. A proper sub-base — excavated to depth, filled with compacted aggregate, and laid with the right falls to carry water away from the villa rather than toward it — is what actually determines whether paving lasts. It's also the part of the job that's invisible once finished, which is exactly why it's worth asking a contractor to show you before it's covered up.
| Type | Typical use | Note |
|---|---|---|
| Path | Garden walkways, bed edges | Narrower, lighter-duty base than a paved terrace |
| Paving / deck | Terraces, seating areas, pool surrounds | Larger format, needs the strongest base and falls |
| Timber / composite decking | Raised or pool-adjacent areas | Cooler than stone but needs a maintenance routine in UAE sun |
Most hardscape needs developer approval
In most master-planned Dubai communities, hardscape — paving, decking, retaining walls, pergolas — is treated as hard landscaping and needs your developer's NOC before work starts. See our NOC guide for what that typically involves and how long it takes.

How it works
- 1
Set-out & levels
Paving areas marked out, falls calculated for drainage away from the villa.
- 2
Excavate & sub-base
Ground excavated to depth and a compacted aggregate sub-base laid.
- 3
Bedding & laying
Pavers or deck material laid to falls with correctly sized joints and expansion gaps.
- 4
Pointing & sealing
Joints filled and, where the material needs it, sealed against staining and heat absorption.
- 5
NOC paperwork (if required)
Site plan and description prepared for your community's approval process, where applicable.

Keeping it running: Garden Care
Garden Care visits flag early signs of paving trouble — a settling joint, a blocked drainage channel, timber that needs resealing — before a small fix becomes a full re-lay.
